Information Regarding Basic Lease Terms with Sunnyside Plaza

This page provides basic information on frequently asked questions.  The information given below is not all inclusive and is subject to change.

What is CAM?

CAM is the abbreviation for Common Area Maintenance that some commerical landlords charge for the upkeep of items such as landscaping, external building maintenance, parking lot cleanup, etc.  Sunnyside Plaza does not charge any CAM fees.

Are there any fees added to the monthly lease amount?

The Florida Dept of Revenue requires that a 7% sales tax of the montly lease be paid by the tenant and collected by Sunnyside Plaza.  For example, if the monthly lease amount is $2000, the tenant is required to pay an additional $140 to Sunnyside Plaza for a total of $2140 per month.  Sunnyside Plaza is required to report and pay the 7% sales tax to the Florida Dept of Revenue on a monthly basis.

Some commercial landlords charge an additional amount such as CAM or even property taxes, security deposits, and/or insurance costs.  Sunnyside Plaza does not charge any of these costs to the tenant.

Additionally, some commercial landlords require first and last month rent in addition to a security deposit.  Except for hair salons, Sunnyside Plaza only requires a signed lease and the first month's rent for a new tenant to take possesion of a unit.  If a hair salon makes plumbing modifications to a unit, Sunnyside Plaza does require a $500 deposit which can be paid in monthly installments.  If the hair salon leaves Sunnyside Plaza and restores the unit back to its original condition related to plumbing modifications, then Sunnyside Plaza will refund the tenant the $500 deposit.

What is the typical lease amount charged?

The lease amount charged depends on several different factors such as:

  • Size of unit being rented
  • Length of the lease
  • Condition of the unit being rented.  In some cases, a lower initial amount can be given to a tenant for taking a unit "as is".  Some tenants prefer to do some of the minor repair work themselves when initially taking a unit such as replacing worn carpet or painting areas that are obviously worn.
  • Current market rates that other landlords are charging for similar units.
What utilities are the tenant required to pay?

In all cases, the tenant is responsible for and required to pay all costs for electricity within their unit and pays this directly to Progess Energy.

In most cases, the tenant is responsible for and required to pay all water costs (each unit has it's own meter) directly to the City of Clermont.  There are a couple of units that are on one meter and depending on the type of business, Sunnyside Plaza may or may not prorate a portion of the water bill to a tenant.

Trash removal is the responsibility of the tenant and the tenant must contract through a company if they require a dumpster.  The City of Clermont does not do trash pickup for commerical properies.

Pest control within the interior of the unit leased is the responsibility of the tenant.

What if a tenant wants to customize the interior of a unit?

Any and all costs, permits, or inspections associated with changes/customizations to the interior of a unit are the responsibility of the tenant.  Additionally, any structural changes to the interior of the unit must be approved in advance by Sunnyside Plaza.

What repairs within the interior of the unit is Sunnyside Plaza responsible for?

In most cases, Sunnyside Plaza is responsible for repair of the unit's air conditioning unit, hot water tank, and existing plumbing.  Any exceptions to this would be noted in the lease and agreed upon at signing.

An exception is that the tenants are required to change the A/C filter reguarly as well as keeping the A/C drain clean.
